The price is a range, and here is why

A garage floor is priced by the square foot, but the foot is not the same everywhere. A system with more layers costs more, a cracked slab costs more to prepare, and a small garage costs more per foot than a big one because setup takes the same time. In Hayward, typical installed ranges are about $6–$10 for full-broadcast flake epoxy, $8–$13 for polyaspartic flake, $5–$9 for solid-color epoxy and $10–$16 for metallic. They are market estimates from published price lists for the Bay Area, not quotes.

From square feet to a total

Garage Area Flake epoxy Polyaspartic flake
1-car 240 sq ft $1,440–$2,400 $1,920–$3,120
2-car 420 sq ft $2,520–$4,200 $3,360–$5,460
3-car 700 sq ft $4,200–$7,000 $5,600–$9,100

These assume a sound slab. The estimator on this site takes the exact area, the system and the slab condition and does the same arithmetic.

What the slab adds

Cracks and pitting add about $1–$2 per square foot, removal of an old coating about $2–$4, and heavy oil or a damp slab about $2–$5. In a city on a creeping fault with many older post-war slabs, those lines are common, not exotic. A two-car garage with an old peeling coating and hairline cracks moves from $2,520–$4,200 to roughly $4,200–$7,560 once removal and crack repair are counted.

Extras that are priced one by one

A coated stem wall, garage steps, extra joint repair, a moisture-vapor primer over the whole floor, a custom flake blend and moving the contents are flat lines. They are worth listing separately so two estimates can be compared line by line.

Reading a low number

A very low per-foot price usually means something is left out: grinding replaced by etching, a single thin coat, partial flake or no moisture test. Asking what is included is cheaper than redoing the floor.
