Why a coating peels

Peeling is a bond failure, and the bond fails for a reason. This table reads symptoms the way a floor reader would.

Symptom Likely cause How it is prevented
Sheets lifting from the slab Weak prep, moisture from below or a dusty surface Diamond grinding and a moisture test
Marks where the car sits Hot-tire pickup: warm tires softening the film A ground slab and a system rated for it
Yellow tint near the door Epoxy ambering in sunlight A UV-stable topcoat
Bubbles and pinholes Air or moisture escaping while the coat cured Right temperature, a primer, careful rolling
Sticky or soft patches Wrong mix ratio or cold, damp conditions Measured mixing and a dew-point check
Cloudy topcoat Moisture on the surface at the time of coating Dry surface and humidity control
Cracks showing through A moving slab crack Proper crack repair, understood limits

How the old coating comes off

A grinder with coarse diamond tooling takes off most epoxy, paint and sealer in a pass or two. Thick, tough old coatings may need a second, heavier pass, and mastic or glue residue sometimes needs scraping first. The slab underneath is then checked, cracks are repaired and a moisture test is done, because the same slab that lost one coating can lose the next.

The estimator adds about $2–$4 per square foot for removal on top of the new system.

Check before you grind a pre-1980 garage

Paint, sealers and mastics in older Hayward homes may contain lead, and some old floor adhesives contain asbestos. A small lab test before grinding costs far less than cleaning dust out of a house. Dust is captured with a shroud and vacuum, and the area is cleaned after.

Recoating over a sound coating

A coating that is still firmly attached can sometimes be scuffed and recoated instead of removed. A quick adhesion check, a scraped test patch and a close look at the edges tell the installer which way to go. Peeling corners, bubbles that crumble and soft spots are signs that removal is the safer route.

Garage Floor Coating Removal — common questions

Can I just epoxy over a peeling coating?

Not directly. Peeling means the bond failed; the loose film is ground off to sound concrete before anything new goes on.

How much does removal add?

About $2–$4 per square foot in the estimator, so $840–$1,680 on a 420 sq ft garage.

Is the old paint a health concern?

In homes built before 1978 it can contain lead, so owners often test before grinding. Dust is controlled with a shroud and vacuum.
